Personally, if I owned mineral or water rights, I would NEVER sell them! Ever! They are a valuable assets that can continue paying you for many many years, and with the price of oil and gas right now, I would hang onto those mineral rights! My grandmother owns mineral rights for natural gas in north central Montana and they are presently being leased for 7 years by another company. In her lease, she can heat her house as much as she wants, and anything on her property for FREE, as long as she pays for all the piping and infrastructure to get it from the wells to her buildings. She can jack that thermostat up to 100 degrees and she does not have to pay a cent for it. It heats her garage, her greenhouse, her barns! and in north central Montana, 30 miles south of the Canadian border, that's a mighty fine perk to have! It also supplements her income and retirement pay. And the leases are inheritable, which means she will be able to pass them down to her children. They may sell them, since there is 11 of them, but probably they will use them to fund the homestead, as it is on the National Registry of Historic Places. I am sure in Texas, there are plenty of companies who you can talk to and attorneys who specialize in oil and gas leases. Start asking around and get some information.
